Highway from the Danube to the Drina
Building the road from Novi Sad to Zvornik, the length of 110 kilometers, would cost about 180 million euros and would be completed in the next three years

"Gold Mine" along the highway
Demand for land is increasing on the real estate market. According to advertisements in newspapers, land is demanded both for building of houses and apartments and for business buildings such as: petrol stations, restaurants, sports halls, etc. Land along highways is specially wanted by those buyers who plan to develop business there. Buyers who now think in advance buy land in places where the lines of communication are planned to be built. Then, they will bring that land to its purpose or resell it upon much higher price.
They buy everything
While some builders pick sites far from the city center, big investors in building business do not choose between sites.
Investors who buy land to build housing and business areas are looking for each single free piece of land in town where building is allowed. Since there are no more free building sites in the very center of Belgrade and Vozdovac, building sites in Zvezdara, Mirijevo, Rakovica and Petlovo brdo are now in demand. In New Belgrade near old Mercator in Goce Delceva Street , a huge housing complex was built in the middle of parking by the intersection.
People from the Agency "Tas" say that there is also big demand for land in the direction of Simanovci, Batajnica and Dobanovci and that its price depends on if it is in the "industrial zone" or not. "Those who are lucky to own land in the industrial zone can sell now one are for 15,000 ", say people from "Tas" and add that the land price there was between 2,000 and 3,000 only couple of years ago.
According to agents from the real estate agencies in Belgrade, selling of land along the highway toward Belgrade Airport has been practically stopped because that land were bought long time ago. When this area obtains a detailed urban plan and when property relations are solved, investors will have at disposal an attractive land for building of 80 hectares.
Town of Sabac hopes that, in spite of all problems, making projects and land expropriation for the purpose of construction of the road toward Ruma are going to be finished during 2008. Then, in 2009 a tender could be announced, constructor chosen and finances defined. Beginning of works could be expected in 2010, whereas finishing of the road (with a bridge) could be expected until 2012.

"Price of agricultural land in Vojvodina starts from 500 per hectare where there is a really low demand and where villages perish, up to 10,000 in villages heading to bigger towns. If soil is very fertile, then the price can rise even some more" says Gordan Lemajic, owner of the eldest real estate agency "Solis" in Novi Sad .
"These are the prices for cultivable soil where no building will be allowed in the near future. However, if cultivable soil is near some important line of communication and if urbanists expect change of purpose of a parcel into building parcel, then the price multiples. Today cultivable soil which was turned into building parcel around Novi Sad costs min. 50 up to 200 per square meter, that is 20,000 per are" says Lemajic.
From Simanovci to Zuce

From totally 300 hectares, about 250 hectares from the right side of the highway were sold so far, and that land was turned into commercial zone by the General Urban Plan. From there to Belgrade down town it takes less than 15 minutes highway drive. And when the bypassing road around Belgrade is finished there would be a connection with New Belgrade and Pancevo, too.
"Land along the road to Novi Sad has been mostly ready for selling and building, because urban plans there could be done for each single parcel (that could not be done on the highway toward Belgrade Airport ). Thus, most of the companies are now grouped along the highway to Novi Sad, from "Metro" to "Crnomarkovic" and that makes this site the prime zone especially for logistics and retail sail" explains Ivan Simic from "Colliers". Price is about 150 per square meter for ready parcels, i.e. the range is between 120 and 170 per square meter. Almost the same price is now along the highway to Zagreb up to Airport knot.
