Are of land in Belgrade costs up to 20.000 €

There is a great demand for agricultural land in some parts of Serbian capital Belgrade , both among domestic buyers and buyers from abroad. Belgrade newspaper "Blic" writes that Slovenians and Austrians are the most frequent buyers from abroad, so are the Czechs, Russians and Ukrainians. "Blic" adds that "for our conditions extremely high price - now up to 20.000 € per one are" will gain them profit in millions of EUR in a relatively short time. "Blic" states that in this moment the most demanding is land along the edge of highway Belgrade-Sid all the way to Simanovci and Pecinci.

"If we talk about urbanized land price comes up to 10.000 € per are, minimal price is 2.500 € and average price is about 5.000 €. The most expensive land is in Šimanovci and Krnjevac, because that land is urbanized and industrial buildings could be built there" says Vladimir Kujovic from the Agency Manager.

Highway to Novi Sad is a long time target for land traders or businessmen who are searching for building sites to build business space, apartment houses and mini factories. The prices there are between 15.000 and 20.000 € per one are for land along the highway starting from Altina in Zemun in the direction of Batajnica and Novi Sad .

"From the factory Ikarbus toward newly built crossroad in Dobanovci, Israelis plan to build couple of thousand hundreds square meters of housing space in order to decrease price of apartments in Belgrade . We shall see if they succeed in that goal. One is for sure, New Belgrade will be linked with Dobanovci and Ugrinovci in only 15 years time", Kujovic says. He states that the old road to Obrenovac and highway to Obrenovac are also an investment paradise. "An are of land at Makis site now costs from 10.000 € to 15.000 €. The same price is for land by the old road to Obrenovac at the right side toward Ada Ciganlija", Kujovic says.

"Gold Mine" along the highway

Demand for land is increasing on the real estate market. According to advertisements in newspapers, land is demanded both for building of houses and apartments and for business buildings such as: petrol stations, restaurants, sports halls, etc. Land along highways is specially wanted by those buyers who plan to develop business there. Buyers who now think in advance buy land in places where the lines of communication are planned to be built. Then, they will bring that land to its purpose or resell it upon much higher price.

They buy everything

While some builders pick sites far from the city center, big investors in building business do not choose between sites.

Investors who buy land to build housing and business areas are looking for each single free piece of land in town where building is allowed. Since there are no more free building sites in the very center of Belgrade and Vozdovac, building sites in Zvezdara, Mirijevo, Rakovica and Petlovo brdo are now in demand. In New Belgrade near old Mercator in Goce Delceva Street , a huge housing complex was built in the middle of parking by the intersection.

People from the Agency "Tas" say that there is also big demand for land in the direction of Simanovci, Batajnica and Dobanovci and that its price depends on if it is in the "industrial zone" or not. "Those who are lucky to own land in the industrial zone can sell now one are for 15,000 €", say people from "Tas" and add that the land price there was between 2,000 € and 3,000 € only couple of years ago.

According to agents from the real estate agencies in Belgrade, selling of land along the highway toward Belgrade Airport has been practically stopped because that land were bought long time ago. When this area obtains a detailed urban plan and when property relations are solved, investors will have at disposal an attractive land for building of 80 hectares.

Sabac

Town of Sabac hopes that, in spite of all problems, making projects and land expropriation for the purpose of construction of the road toward Ruma are going to be finished during 2008. Then, in 2009 a tender could be announced, constructor chosen and finances defined. Beginning of works could be expected in 2010, whereas finishing of the road (with a bridge) could be expected until 2012.

There is a great demand for agricultural land in some parts of Serbian capital Belgrade , both among domestic buyers and buyers from abroad. Slovenians and Austrians have been already buying it, now Czechs are beginning to buy it, together with more and more Russians and Ukrainians. Extremely high prices for our conditions - up to 20.000 € per one are now, will gain them profit in millions of EUR in a relatively short time.

Most wanted land

1. Highway Belgrade – Sid: 2,500-10,000 €

2. Highway Belgrade – Novi Sad : up to 20,000 €

3. Ibarska magistrala : begins to be attractive

4. Highway Belgrade – Nis : begins to be attractive

5. Obrenovac highway: 10,000-15,000 €

6. Makis (river Sava 's side): 10,000-15,000 €

Highway to Novi Sad is a long time target for land traders or businessmen who are searching for building sites for business space, apartment houses and mini factories. The prices there are between 15.000 and 20.000 € per are for land along the highway, starting from Altina in Zemun toward Batajnica and Novi Sad .

Idjija is growing into Serbian Silicon Valley. Prices of each type of real estate are constantly increasing there.

Are of land at Makis site now costs from 10.000 € to 15.000 €. The same price is for land by the old road to Obrenovac at the right side toward Ada Ciganlija. Investors buy land and then they work nothing. They know what they are waiting for. Slovenians and Austrians buy mostly using credits by The European Bank for Reconstruction and Development.

One who has money invests in buying land, trying to round as big parcel as possible - up to tens of hectares, which rises profit extremely only by reselling that land.

Three hectares for 3 million EUR

Auction for the most expensive Serbian meadow along the highway takes place on the rush real property market. Who says that one can not live nicely from land in Serbia ? Truly, that land must be on the route of the future highway or, even better, right next to the highway.

"Price of agricultural land in Vojvodina starts from 500 € per hectare where there is a really low demand and where villages perish, up to 10,000 € in villages heading to bigger towns. If soil is very fertile, then the price can rise even some more" says Gordan Lemajic, owner of the eldest real estate agency "Solis" in Novi Sad .

"These are the prices for cultivable soil where no building will be allowed in the near future. However, if cultivable soil is near some important line of communication and if urbanists expect change of purpose of a parcel into building parcel, then the price multiples. Today cultivable soil which was turned into building parcel around Novi Sad costs min. 50 € up to 200 € per square meter, that is 20,000 € per are" says Lemajic.

From Simanovci to Zuce

It wasn't long ago when in villages Simanovci or Dobanovci in Srem, along Beograd – Zagreb highway, one hectare of land could be bought for 1,000 €. When big capitalists felt that minimum 500 hectares along the highway would be turned into an industrial zone, price of one are rose immediately at 1,500 €, then 3,000 € and then 8,000 €. The last price was about 10,000 €, but there are ones who contracted at fantastic 25,000 € per one are.

On the other exit from Belgrade , inhabitants of village Zuce under Avala hill earned about 60 million EUR in couple of months by selling 250 hectares of meadows under the highway Belgrade – Nis . Attracted by the potential of this location near the future bypassing road around Belgrade , big buyers increased the land price 60 times in relatively short period of time.

For example, land next to so called "Transped knot" which cost 50 € per one are last year, now costs fantastic 3,000 €. In such way, the most of inhabitants from the village Zuce became rich overnight.

The mentioned site is situated in the line from the highway's tall point in Bubanj Potok to "Transped knot". From totally 300 hectares, about 250 hectares from the right side of the highway were sold so far, and that land was turned into commercial zone by the General Urban Plan. From there to Belgrade down town it takes less than 15 minutes highway drive. And when the bypassing road around Belgrade is finished there would be a connection with New Belgrade and Pancevo, too.

"Land along the road to Novi Sad has been mostly ready for selling and building, because urban plans there could be done for each single parcel (that could not be done on the highway toward Belgrade Airport ). Thus, most of the companies are now grouped along the highway to Novi Sad, from "Metro" to "Crnomarkovic" and that makes this site the prime zone especially for logistics and retail sail" explains Ivan Simic from "Colliers". Price is about 150 € per square meter for ready parcels, i.e. the range is between 120 and 170 € per square meter. Almost the same price is now along the highway to Zagreb up to Airport knot.
